dc.description.abstract This study describes urban land use and land administration problems in Holeta town, by selecting three kebeles. The study was employed descriptive research design and both qualitative and quantitative approaches. The primary data was collected from the town Land administration office officials and experts, focus group discussions participants as well as households by the researcher with the help of enumerators which obtained through questionnaire from280 house hold respondents using simple random sampling technique, interview from10 key informants who were selected using purposive sampling technique and secondary data were collected from rules and regulations, documents concerning land and property registration system, different documents on good governance principles and official records Qualitative data were analyzed by narration, while quantitative data were analyzed through descriptive statistics.. The collected data through survey questionnaire was entered in to SPSS for statistical analysis,. The result shows the study area has passed through substantial change in land use mainly from natural vegetation to different urban functions and infrastructure development/construction, settlement expansion (formal and informal) and rapid population growth were viewed as the major drivers of land use change. The study found that was existed practice of land administration in the study area is characterized by un ethical behavior/corruption, lack of transparency and accountability and land lack of information system. Overall, the study revealed that service users were unsatisfied on the service of land development and management office. Thus, develop institutional capacity and transparency through institution and make employees proficient introduce the service standards of the office for customers/employees and evaluate employees’ performance can improve the existing land administration problems en_US
